Measures how much moisture is in the air year-round, directly affecting comfort and material degradation.
High: 9โ10: 40โ60% humidity. Optimal comfort range. Materials age slowly.
Mid: 5โ7: 60โ75% humidity. Manageable. Requires occasional maintenance.

Wind Exposure
Average wind speed and prevailing direction
Measures both the strength and direction of winds, affecting cooling, salt spray, and noise.

Mid: 5โ7: 10โ15 knots. Seasonal wind patterns, manageable.

Flood & Water Risk
Proximity to rivers, flash flood zones, or storm surge risk
Evaluates whether the property sits in a historical flood zone or storm surge exposure.
High: 9โ10: No flood or water risk. Above historical flood levels.
Mid: 5โ7: Low risk. Historical flood data is old or rare.
Low: 0โ4: Flood zone or storm surge exposure. Insurance premiums, evacuation risk.
Coastal Erosion Risk
Proximity to eroding coastline or sea cliffs
Measures whether a seafront property faces active coastal erosion.

Distance from coastline and wind-driven spray reach
Measures how much airborne salt will corrode fixtures, paint, and materials.

Mid: 5โ7: 500mโ1 km from coast. Occasional salt exposure, manageable maintenance.

Air Quality & Pollution Sources
Proximity to highways, industrial zones, or shipping
Evaluates whether the property is downwind from pollution sources.
High: 9โ10: Away from major pollution sources. Clean air.
Mid: 5โ7: Some background pollution but not acute.
Low: 0โ4: Near highway, port, or industrial zone. Noise, air quality, health impact.
Seasonal Extremes & Usability
How many months per year is outdoor living comfortable?
Measures the practical outdoor living season (temperature, humidity, wind combined).
High: 9โ10: 10โ12 months of comfortable outdoor use (Mediterranean climate).
Mid: 5โ7: 6โ9 months comfortable. Winter or summer requires shelter.
Low: 0โ4: <6 months. Extended periods of indoor-only living.
Ground Stability & Subsidence Risk
Soil type, water table, and historical subsidence
Evaluates whether the ground is stable or prone to movement/settlement.
High: 9โ10: Stable bedrock or dense clay. No subsidence history.
Mid: 5โ7: Generally stable but historical minor settlement.

Landslide & Geological Risk
Slope stability and seismic/tectonic risk
Measures whether the property is on a stable slope or faces geological hazards.
High: 9โ10: Flat or gently sloping terrain. No seismic activity.
Mid: 5โ7: Moderate slope, low seismic risk.
Low: 0โ4: Steep slope, active seismic zone, or historical landslide risk.

A property with an Environmental Comfort & Exposure Score of 8โ10 sits in an optimal microclimate: comfortable year-round, minimal maintenance burden, long material lifespan, and low environmental risk.
A score of 5โ7 means the environment is manageable but requires active planning (seasonal adjustments, regular maintenance, weather-aware living).
A score of 0โ4 means environmental challenges will dominate your experience: high maintenance costs, comfort compromises, or significant risk exposure.
