We Don't Rate Climate. We Rate Your Living Comfort & Maintenance Burden.

Why microclimate matters for daily life and building durability

Microclimate: The Hidden Dimension of Property Value

Two properties in the same coastal region can have dramatically different environmental profiles. One sits on a breezy elevated plateau with morning sun and afternoon shade. The other sits in a hollow valley with afternoon heat, stagnant humidity, and salt spray exposure.

The difference isn't academic. It affects your quality of life daily and your maintenance costs for the 20+ years you own the property. A property exposed to salt spray requires frequent painting, corroded fixtures, and accelerated material degradation. A property with optimal microclimate requires minimal intervention.

Our Environmental Comfort & Exposure Matrix measures these real conditions โ€” humidity, wind patterns, solar radiation, flood risk, and erosion risk โ€” to calculate exactly how the local environment will impact your comfort and your property's durability.

01

Humidity Levels

Annual average relative humidity (%)

Measures how much moisture is in the air year-round, directly affecting comfort and material degradation.

High: 9โ€“10: 40โ€“60% humidity. Optimal comfort range. Materials age slowly.

Mid: 5โ€“7: 60โ€“75% humidity. Manageable. Requires occasional maintenance.

Low: 0โ€“4: >75% or <30%. High discomfort. Accelerated mold growth or material brittleness.

02

Wind Exposure

Average wind speed and prevailing direction

Measures both the strength and direction of winds, affecting cooling, salt spray, and noise.

High: 9โ€“10: 5โ€“10 knots average. Natural cooling without harsh exposure.

Mid: 5โ€“7: 10โ€“15 knots. Seasonal wind patterns, manageable.

Low: 0โ€“4: >15 knots or extreme wind tunneling. Disruptive noise and structural stress.

03

Solar Radiation & Heat Peaks

Peak summer temperatures and exposure intensity

Measures how much direct sun a property receives and peak heat stress.

High: 9โ€“10: Moderate exposure (30โ€“35ยฐC peaks). Morning sun, afternoon shade available.

Mid: 5โ€“7: Higher exposure (35โ€“40ยฐC peaks). Manageable with proper shading.

Low: 0โ€“4: Extreme exposure (>40ยฐC) or no sun. Uncomfortable or poor light.

04

Flood & Water Risk

Proximity to rivers, flash flood zones, or storm surge risk

Evaluates whether the property sits in a historical flood zone or storm surge exposure.

High: 9โ€“10: No flood or water risk. Above historical flood levels.

Mid: 5โ€“7: Low risk. Historical flood data is old or rare.

Low: 0โ€“4: Flood zone or storm surge exposure. Insurance premiums, evacuation risk.

05

Coastal Erosion Risk

Proximity to eroding coastline or sea cliffs

Measures whether a seafront property faces active coastal erosion.

High: 9โ€“10: Inland or stable coastal location. No erosion risk.

Mid: 5โ€“7: Stable but monitored coastline.

Low: 0โ€“4: Active erosion zone. Future relocation risk or structural exposure.

06

Salt Spray Exposure

Distance from coastline and wind-driven spray reach

Measures how much airborne salt will corrode fixtures, paint, and materials.

High: 9โ€“10: >1 km from coast or inland. Minimal salt exposure.

Mid: 5โ€“7: 500mโ€“1 km from coast. Occasional salt exposure, manageable maintenance.

Low: 0โ€“4: <500m from coast. Frequent repainting, fixture corrosion, material degradation.

07

Air Quality & Pollution Sources

Proximity to highways, industrial zones, or shipping

Evaluates whether the property is downwind from pollution sources.

High: 9โ€“10: Away from major pollution sources. Clean air.

Mid: 5โ€“7: Some background pollution but not acute.

Low: 0โ€“4: Near highway, port, or industrial zone. Noise, air quality, health impact.

08

Seasonal Extremes & Usability

How many months per year is outdoor living comfortable?

Measures the practical outdoor living season (temperature, humidity, wind combined).

High: 9โ€“10: 10โ€“12 months of comfortable outdoor use (Mediterranean climate).

Mid: 5โ€“7: 6โ€“9 months comfortable. Winter or summer requires shelter.

Low: 0โ€“4: <6 months. Extended periods of indoor-only living.

09

Ground Stability & Subsidence Risk

Soil type, water table, and historical subsidence

Evaluates whether the ground is stable or prone to movement/settlement.

High: 9โ€“10: Stable bedrock or dense clay. No subsidence history.

Mid: 5โ€“7: Generally stable but historical minor settlement.

Low: 0โ€“4: Sandy/loose soil, high water table, or active subsidence zone.

10

Landslide & Geological Risk

Slope stability and seismic/tectonic risk

Measures whether the property is on a stable slope or faces geological hazards.

High: 9โ€“10: Flat or gently sloping terrain. No seismic activity.

Mid: 5โ€“7: Moderate slope, low seismic risk.

Low: 0โ€“4: Steep slope, active seismic zone, or historical landslide risk.

What Your Environmental Score Means

A property with an Environmental Comfort & Exposure Score of 8โ€“10 sits in an optimal microclimate: comfortable year-round, minimal maintenance burden, long material lifespan, and low environmental risk.

A score of 5โ€“7 means the environment is manageable but requires active planning (seasonal adjustments, regular maintenance, weather-aware living).

A score of 0โ€“4 means environmental challenges will dominate your experience: high maintenance costs, comfort compromises, or significant risk exposure.

The Environmental Score is objective. Humidity is measurable. Wind is observable. We don't guess about microclimate โ€” we measure it.
