The Boutique Building Index
A Practical Framework for Evaluating Residential Quality in Dubai
Beyond price per square foot and location โ understand the structural quality of the building itself. Learn how floor density, building scale, amenities, and elevator efficiency determine long-term investment performance and resident comfort.
Why Building Structure Matters
Two buildings may offer similar prices and attractive marketing materials, yet provide completely different living experiences. One may function as a calm residential environment with stable demand and strong resale liquidity. Another may behave like a high-density vertical complex with constant tenant turnover and operational pressure.
Investors often focus on obvious parameters: price per square foot, developer reputation, location, or payment plan. While these metrics are important, they do not fully explain one of the key determinants of long-term investment performance and resident comfort โ the structural quality of the building itself.
For this reason, investors should evaluate not only the apartment they are buying, but the structure of the entire building.
The Boutique Building Index (BBI) is a structured model designed to evaluate how exclusive, comfortable, and sustainable a residential building is over time. The index measures four fundamental aspects:
Floor Density
How many apartments share each floor
Building Scale
How many units exist in the entire building
Lifestyle Infrastructure
The quality and depth of amenities
Vertical Mobility Efficiency
How efficiently residents move through the building using elevators
Each building receives a score from 0 to 10 for each parameter. The weighted total is then converted into a 5-star rating.
| Floor Density | 30% |
| Total Units | 25% |
| Amenities Quality | 20% |
| Elevator Efficiency | 25% |
